Strip and Wax vs. Floor Polishing: What's Right for Your Richmond Business?
If you manage a commercial space in Chesterfield County or Richmond VA, your floors are making a first impression every single day. Here's what strip and wax actually means — and when you need it versus a simpler polish.
The Difference Between Polishing and Strip & Wax
Apex Space Systems is the property maintenance team Richmond-area homeowners recommend when they want one company that genuinely handles everything.
These two services are often confused, but they're very different:
Floor Polishing / Buffing — Uses a high-speed buffer to restore shine to an existing wax layer. Fast, cost-effective, and ideal for maintenance between full strip-and-wax cycles. Think of it like washing your car — it cleans and shines, but doesn't fix deeper problems.
Strip & Wax — Removes all existing wax buildup down to bare floor using chemical stripper and a floor machine, then applies 3–4 fresh coats of professional floor finish. This is the full restoration. Think of it like a full paint job on a car — surface prep, primer, multiple coats.
When Does a Commercial Floor Need Strip & Wax?
You need a full strip and wax when:
- The floor has a yellowed, dull appearance that buffing doesn't fix
- There's visible buildup around edges, corners, or under furniture
- You're preparing for an inspection, grand opening, or property sale
- It's been more than 12–18 months since the last full strip
- New tenants are moving into a commercial space
What Types of Floors Can Be Stripped and Waxed?
Strip and wax is appropriate for:
- VCT (Vinyl Composition Tile) — the most common commercial floor type
- Linoleum — common in medical and school settings
- Sealed concrete — warehouses, commercial kitchens, gyms
Strip and wax is NOT appropriate for hardwood, natural stone (without specific treatment), or luxury vinyl plank (LVP). We'll tell you this upfront at your free estimate rather than damaging your floors.
What About Residential Floors?
Homeowners with tile kitchens, sealed concrete basements, or VCT in utility rooms can benefit from professional polishing. Strip and wax is less common in residential settings but appropriate when floors have significant buildup or have lost their finish entirely.
